Move in costs
Refundable Deposit: The same as 1 months rent
Non-refundable administrative fee: $100
Last Month’s Rent collected in advance: Collected as needed in certain circumstances
Cleaning charges
Cleaning we do is charged at $25/hr
Repairs are charged at $40/hr for labor plus materials
Missing screens: $40-$50 each
Stove drip pans need replaced: $25 for 4
Cigarette butts cleanup (outside): $30 per occurrence
Smoking inside (lease violation): $150 plus cleanup costs
Carpet cleaning (if pet was on premises): $50 base plus $50 per carpeted room
Missing or broken mini-blinds: 30" or less: $25 each; 31" or larger: $35/each
Smoke detector missing/broken: $20 each
Smoke detector battery missing/not working: $5 each
Light bulbs: $2 each
Key not returned: $6 each
Other repairs are charged as needed
Other fees
Authorized cat: $500 pet deposit + $25/month extra rent
Unauthorized pet: $500 upon discovery + $10/day until removed. May result in termination of lease.
Washer / dryer rental in houses & duplexes: $25/mo for both
3 Day Notice Fee: $35
Early release Fee: $250
Late move out fee: $100 plus pro-rated rent. Also responsible for any costs incurred
from new tenants not being able to move in.
